DEBORAH CERBONE ASSOCIATES

Landscape Architecture & Equestrian Site Planning

Where Horse Welfare, Exceptional Design,
and Land Stewardship Come Together

For more than 34 years, Deborah Cerbone Associates has created exceptional landscapes and estate environments for discerning clients. Over the past decade, the firm has focused exclusively on equestrian site planning and design, bringing together Deborah Cerbone Todd’s lifelong passion for horses and extensive experience in high-end landscape architecture.

Today, the firm specializes in the planning and design of private equestrian estates, breeding farms, training facilities, and competition venues throughout the United States. Our projects range from intimate private farms to nationally recognized facilities serving elite riders and horses at the highest levels of the sport, including those pursuing excellence on the international show circuit.

At the heart of every project is a simple philosophy: the horse comes first.

As horse owners ourselves, we understand the profound bond between horse and rider and the responsibility that comes with caring for these remarkable animals. Their health, safety, comfort, and long-term well-being guide every planning and design decision we make. A thoughtfully planned equestrian facility should not only function efficiently—it should support the horse’s physical and mental well-being while enriching the daily experience of those who care for and ride them.

Successful equestrian design begins with a deep understanding of the land. Every property is carefully studied to evaluate topography, drainage patterns, solar orientation, prevailing winds, vegetation, environmentally sensitive resources, and local land-use regulations. This comprehensive analysis informs the placement of every element on the property, creating facilities that work naturally with the landscape rather than against it.

Our work is rooted in the belief that exceptional horse farms are both highly functional and environmentally responsible. We strive to create properties that protect natural resources, encourage biodiversity, promote sustainable land management practices, and operate in harmony with the surrounding environment. In our experience, what is good for the horse is also good for the land.

Equally important is our firsthand understanding of the daily realities of farm management. Having owned and operated horse properties ourselves, we recognize the operational demands that shape a successful facility. Trailer circulation, hay deliveries, veterinary and farrier access, manure management, pasture organization, rotational grazing systems, staff circulation, and long-term maintenance requirements are carefully integrated into every master plan. The result is a property that operates efficiently behind the scenes while remaining visually refined and enjoyable to use.

Many of our projects involve collaboration with nationally recognized architects, premier barn designers and builders, engineers, environmental consultants, and specialized equestrian professionals. As part of these multidisciplinary teams, we help guide the overall vision of the property, ensuring that every component works together as a cohesive whole while maintaining an unwavering focus on horse welfare, operational excellence, and land stewardship.

Beyond functionality, every property is designed as a carefully composed experience. Arrival sequences, circulation patterns, architectural relationships, and long-range views are thoughtfully orchestrated to create a sense of beauty, order, and discovery throughout the landscape. Essential service functions are integrated efficiently yet discreetly, allowing the elegance of the property and the equestrian lifestyle it supports to remain at the forefront.

Like a finely executed equestrian performance, the best designs appear effortless. Behind that simplicity lies careful planning, thoughtful organization, and attention to every detail. The result is a property where horses thrive, operations function seamlessly, and the beauty of the landscape unfolds naturally from one experience to the next.

At Deborah Cerbone Associates, we believe an extraordinary equestrian property is more than a collection of barns, arenas, paddocks, and pastures. It is a place where horses thrive, daily operations function seamlessly, the land is respected and enhanced, and every detail reflects the owner’s vision and passion.

This is equestrian planning shaped by experience, guided by stewardship, and inspired by a lifelong love of horses.
